Why Kincaide

Pontiac homes, roofs you can see

Pontiac has some of the oldest housing in Oakland County. Near downtown you find early twentieth-century homes with steep gables, dormers and brick chimneys, and farther out there are blocks of post-war bungalows and ranches. Many of these houses have had several roofs over the years, and some still carry a second layer of shingles laid over the first.

That history shows up when the old roof comes off: board decking that has dried and split, chimney flashing that was tarred over instead of replaced, attics with little ventilation and valleys worn thin by decades of ice. You shouldn’t have to guess about any of it. Scott, the owner, walks the roof with you, and the crew photographs the decking, the flashing, the new underlayment and the finished ridge, so you see what we see.

We protect the house with boards, include the dumpster, clean the yard every day and give you a short briefing before we leave. Whether your house needs a repair, a rejuvenation or a full replacement, you get the photos and the options in writing.

Roof rejuvenation

Not ready for a new roof? Rejuvenate it.

As asphalt shingles age they lose the oils that keep them flexible and waterproof, so they turn brittle, crack and shed granules. A full replacement isn’t the only fix. Our rejuvenation treatment is a safe, bio-based product that restores those oils and extends the life of a sound roof by up to 5 years per application, and up to 15 years with repeat treatments.

It costs a fraction of a replacement and takes a single visit. We’ll tell you honestly whether your roof is a candidate: if the decking is soft or the shingles are already failing, replacement is the right call.

Warning signs

When to call a roofer

Michigan winters, ice dams and summer storms are hard on Pontiac roofs. These are the signs not to ignore.

Stains on ceilings

Brown rings or bubbling paint mean water is already past the shingles.

Inspect before it spreads

Curling or missing shingles

Wind lifts tabs that have lost their seal, and the next storm takes them.

Often a quick repair

Granules in the gutters

Shingles shedding grit are drying out and losing protection from the sun.

Rejuvenation candidate

Ice dams every winter

Icicles and ice along the eaves point to heat loss and missing ice and water shield.

★★★★★
“Kincaide did a phenomenal job fixing up my garage roof and siding. They also cleaned up the area after so my dog wouldn’t get hurt. Everytime there was any issue found during installation, they provided picture evidence. They also were the best cost when compared to other companies. Highly recommend.”

Serving Pontiac

Roofing across Pontiac & central Oakland County

Pontiac sits in the middle of Oakland County, and our crews reach every part of it.

With Woodward Avenue running through the center of town, Telegraph Road on the west side and M-59 crossing east toward Auburn Hills, Pontiac is easy for us to get around. The neighborhoods range from older homes close to downtown to mid-century streets toward Waterford, Sylvan Lake and Bloomfield Township.

Every one of those houses deals with the same Michigan weather: freeze-thaw cycles, heavy snow load, ice dams along the eaves, and summer storms with hail and strong wind. We build every roof for those conditions.

Older homes near downtown

Steep gables, dormers and chimneys, often with layered roofs and aging board decking underneath.

Post-war bungalows and ranches

Simple rooflines on homes that may be on their third or fourth set of shingles.

Homes toward the lakes

Houses near Sylvan Lake and the Waterford border, with mature trees and shaded, mossy slopes.

Roofing questions

Roofing questions from Pontiac homeowners

Straight answers. Still have a question? Call and talk to a roofer.

Do I need a permit to replace my roof in Pontiac?
Roof replacements usually need a permit, but requirements can change, so check with the City of Pontiac building department for your address. We can tell you what details of the job they are likely to ask about.
My older Pontiac house has two layers of shingles. Can you go over them again?
We tear off down to the decking instead of adding another layer. On older Pontiac homes that is often where the problems are, such as split boards or rot around a chimney, and we photograph and fix them before the new roof goes on.
Is the roof inspection really free?
Yes. We inspect the roof, photograph what we find and give you a written estimate at no cost and with no obligation.
Should I repair, rejuvenate or replace my roof?
It depends on the shingles and the decking under them. Isolated damage is a repair. Shingles that are drying out but still sound are often good candidates for rejuvenation. Widespread failure or soft decking means replacement. We show you photos and explain the options.
Do you help with insurance claims after a storm?
We inspect and photograph storm damage and give you a detailed scope to share with your insurance adjuster. Coverage decisions are up to your insurer.
Do you offer financing for a new roof in Pontiac?
Yes. Qualified homeowners can get 25 months same-as-cash on a full roof replacement with approved credit, and credit scores as low as 550 are considered. Ask during your inspection.
